Quantity Surveyor
Purpose of the Role
The Quantity Surveyor is responsible for the measurement and costing of buildings and civil projects, preparing contracts, subcontracts, administering projects and preparing contracts for execution.
Key Responsibilities
- Prepare project estimates at the various stages of a project (Feasibility, Concept Design, Developed Design, Construction).
- Prepare financial feasibilities for potential developments.
- Prepare tender documentation including complete Bill of Quantities and Specifications
- Preparation and administration of consulting, supply and Construction Contracts.
- Pricing and adjudication recommendation on Variations, Extension of Times and other contractual issues.
- Prepare monthly, interim and final accounts for contracts.
- Track required statutory requirements for projects (Building Board applications, etc)
- Attend regular meetings with clients, contractors, and specialists, and make regular site visits to check on progress.
- Preparing payment certificates in line with the relevant contract.
Qualifications & Experience
- Degree in Quantity Surveying.
- Previous experience as a quantity surveyor or in a similar role.
- Has a valid driver’s license.

Facilities & Services Manager (Port Moresby)
Pacific Palms Property (Steamships Property Division) is seeking a proactive, experienced, and solutions-oriented Facilities & Services Manager to join our team in Port Moresby. This supervisory role is critical to ensuring our retail and residential properties are safe, well-maintained, fully compliant, and deliver an exceptional experience for major tenants and our valued customers.
Purpose of the Role
Reporting to the Regional Facilities & Services Manager, the successful candidate will lead the day-to-day facilities operations for an assigned portfolio, ensuring safe, reliable, and compliant service delivery.
Key Responsibilities
- Deliver SLA and KPI performance across the assigned portfolio.
- Ensure timely work order completion and backlog management through the CMMS.
- Coordinate tenant handovers and vacancy turnaround with Leasing.
- Drive contractor performance through structured SLA reviews.
- Support asset lifecycle planning and maintain accurate asset information in the CMMS.
- Promote a strong safety culture and ensure contractor compliance with HSSEQ requirements.
- Conduct regular facility inspections to identify maintenance needs, safety hazards, and improvement opportunities.
- Develop and implement preventive maintenance programs.
- Identify, engage, and manage contractors for cleaning, landscaping, repairs, renovations, and other services — including competitive bidding, contract negotiation, and performance monitoring.
- Prepare accurate reports on facility status, maintenance activities, and compliance matters.
- Build and maintain strong relationships with residents and tenants, addressing concerns promptly and professionally.
- Assist with budgeting, cost control, expenditure monitoring, and identification of cost-saving opportunities.
- Undertake any other reasonable duties to support effective property operations.
Qualifications & Experience
- Diploma in Building, Facilities Management, or equivalent (additional certificates in facility/maintenance management highly regarded).
- 3–5 years’ experience in commercial facilities management, property operations, or integrated facilities management.
- Demonstrated experience in asset lifecycle management and contractor coordination.

Purpose of the Role
The Compliance & Governance Manager is responsible for establishing, maintaining, and monitoring governance, compliance and control frameworks across the property portfolio.
The role ensures all properties, leases, contractors, tenants, projects, and operational activities comply with legislative requirements, internal policies, contractual obligations and corporate governance standards.
The position acts as the central point of accountability for lease compliance, statutory compliance, risk management, audit readiness, policy governance, contractor compliance, and operational controls to protect the Company’s assets, revenue and reputation.
Key Responsibilities
- Monitor compliance with all lease obligations across the portfolio.
- Conduct regular lease compliance audits.
- Identify lease breaches and coordinate corrective action.
- Work closely with Leasing and Property Management teams to resolve non-compliance matters.
- Maintain a portfolio-wide compliance dashboard.
- Maintain compliance with various statutory bodies.
- Develop and maintain compliance policies and procedures.
- Maintain Property Division Risk Register.
- Deliver compliance training across the Property Division.
Requirements

Qualifications and Experience
- Bachelor’s degree in Law, Business, Property, Governance, Risk Management or related field (Essential).

They will collaborate across concierge services, facilities management, security, and leasing to resolve issues efficiently, ensure clear communication, and uphold consistent service delivery.
This is a high-visibility role requiring strong operational leadership, exceptional communication skills, and the ability to manage multiple stakeholders in a dynamic, fast-paced building environment.
Key Responsibilities
- Act as the primary contact for all tenant service requests, issues, and feedback

Marketing Manager
Purpose of the Role
Reporting to the General Manager – Commercial, the Marketing Manager will lead the development and execution of the company’s marketing and communications strategy to strengthen brand positioning, increase market visibility, support leasing and sales activity, and enhance stakeholder engagement across the organisation’s property portfolio in Papua New Guinea.
Key Responsibilities
- Develop and implement annual marketing strategies aligned with business and portfolio objectives.
- Maintain and strengthen the company’s corporate identity and brand positioning across all markets.
- Manage and oversee all digital marketing platforms including website, social media, email campaigns and online property listings.
- Ensure property information, photography, rates and promotional content remain accurate and current.
- Coordinate website enhancements and search engine optimisation initiatives to improve market reach and inbound enquiries.
- Support leasing and sales campaigns through targeted marketing initiatives.
- Coordinate property showcases, inspections, networking functions and promotional events
- Work closely with Portfolio Managers and Commercial teams to market vacant properties and new developments.
