Emmanuel began his professional career with Pacific Palms Property in 2019 as an intern during his semester break while studying at the University of Papua New Guinea. Since then, he has held various entry-level positions. In 2021, he transitioned to working full-time in Property Administration and Marketing, and by 2023, he had been promoted to Marketing Manager, overseeing the marketing of Steamships Properties. Emmanuel has also completed in-house career and leadership development training, along with obtaining multiple certifications from the Property Council of Australia.

The introduction of MRI PMX and Evolution brings automation to daily tasks, freeing up time for strategic responsibilities. Real-time reporting capabilities provide valuable insights for forecasting and decision-making.

Centralising Lease Administration within MRI ensures easy access to lease terms, enhancing efficiency and accuracy. Integration with MRI Evolution optimises asset and service management, facilitating effective tracking and performance monitoring.

Alumita Chan, a Steamships Graduate Management Program graduate, brings a refreshing approach to her role at Pacific Palms Property (PPP). Throughout her rotations, she embraced each assignment enthusiastically, focusing on delivering results aligned with PPP’s goals.

In her stint with PPP’s Project Development team, Alumita found fulfilment in working alongside seasoned Architects, Project Managers, and Civil Engineers. Immersed in large-scale projects, she gained valuable insights into on-site supervision, project management, and navigating project constraints. The supportive team environment fostered her learning, allowing her to thrive and contribute effectively.

Aligned with Steamships’ sustainability initiatives, Alumita spearheaded the attainment of the @345 EDGE Certification for PPP’s office development, marking a significant milestone in the company’s journey towards sustainability. Her dedication to self-learning and mastering EDGE principles exemplifies her commitment to excellence and professional growth.

Throughout her journey, Alumita valued the guidance and mentorship provided by experienced Project Managers like Philip Santos. Their support enabled her to navigate challenges with confidence, honing her management skills and reinforcing her passion for project management.

This act sets guidelines and regulations for maintaining a safe working environment, safeguarding employee welfare, and preventing occupational hazards.

Additionally, the Occupational Safety, Health, and Welfare Act 1991 is another important legislation managed by the HSSE Department. This act protects the health and safety of employees by addressing potential hazards, providing training programs, and promoting a culture of safety within the organization.

In addition to local acts and regulations, the HSSE Department at PPP also ensures compliance with international safety standards and accreditations, such as ISO certifications. The objective of the training enables our staff to better understand the complexity of fire and what is involved in extinguishing it.

The theory aspect of the training is about understanding fire, the elements involved in fire, the different classes of fire, and steps involved in operating a fire extinguisher which was the key part of the practical phase of the training. The sessions are run by Pacific Palms Property’s inhouse Property Fire Inspector.

Pacific Palms Property welcomes new GM – Russel Sy

Mount Hagen, Western Highlands Province

Building on the strong support that retailers and shoppers gave Hagen Central, Tininga and Steamships broke ground on Dobel Central which will be developed by managed by Pacific Palms Property. Located strategically on the Highlands Highway, Dobel Central will have 9,732 square metres of Leasable Retail Area across 36 commercial retail outlets: Stage 1 will be completed in 2026 and will be anchored by a new Tininga Dobel Supermarket and 11 retail spaces. Stage 2 will be completed in 2027and will add 24 outlets. Dobel Central will have 212 parking spaces within its secured fence. Some of the parking spaces would be bigger to accommodate the buses and trucks that ferry nearby villages.

The Dobel Central groundbreaking ceremony on 25th April 2025 was attended by representatives from the Keme, Kulkukgam Yamka Pepka, Elte Panambu, and Moge Kokonka, the traditional landowners of the area, by government officials; Minister for State Enterprises Hon. William Duma, Western Highlands Province Governor Hon. Wai Rapa, and Commissioner General for the Internal Revenue Commission Sam Koim, Western Highlands Provincial Police Commander (PPC) Superintendent John Sagom, the Western Highlands Province business and greater community, and by business leaders like Tininga Managing Director Patrick Duckworth, and Steamships Managing Director Chris Daniells.

Staying true to the Melanesian tradition where village building skills are passed to the younger generation, Pacific Palms Property are orchestrating a team of international architects, engineers, and contractors with local service providers and skilled staff to build a place that generates commerce and employment as it serves the people of and visitors to the Western Highlands.

PPP Managed the Certification Compliance Process

In a significant milestone for Papua New Guinea’s (PNG) sustainable development, a prominent building in the capital has undergone an eco-friendly retrofit, effectively lowering its carbon footprint. The property, known as @345, previously Burns Haus, is now the first real estate project in the South Pacific to be accredited under the world-renowned green building certification program EDGE (Excellence in Design for Greater Efficiencies).

Steamships, a diversified PNG conglomerate involved in logistics, property, and hospitality, in collaboration with IFC (International Finance Corporation), a member of the World Bank Group, recently announced the successful certification of the three-story @345 building in downtown Port Moresby.

Rupert Bray, Managing Director of Steamships, expressed the significance of achieving EDGE certification for @345, highlighting that it’s the first time any commercial, retail, or residential building in PNG has received such accreditation. He emphasized Steamships’ commitment to setting environmental standards, stating, “As a company with deeply held values, Steamships takes its commitment to helping set environmental standards in PNG very seriously.”

The @345 building, housing the Steamships corporate head office, Pacific Palms Property (PPP), and Coral Sea Hotels, underwent extensive renovations in 2022, setting a benchmark for modern, efficient, green buildings in PNG. This initiative by PPP, a subsidiary of Steamships, not only contributes to climate change action but also aims to promote the adoption of green design practices in PNG and beyond.

Judith Green, IFC Country Manager for Australia, New Zealand, Papua New Guinea, and the Pacific Islands, stressed the global importance of greening buildings, citing that building materials contribute significantly to solid waste generation worldwide. The EDGE certification for @345 required a minimum of 20 percent savings in energy, water, and embodied energy in building materials.

Russel Sy, General Manager of PPP, highlighted their conscious effort to provide customers with functional and sustainable spaces. The incorporation of high-performance glass, insulated roofing, and energy-efficient cooling and lighting systems is expected to result in a 39 percent reduction in energy consumption. Water-efficient fixtures will contribute to a 35 percent decrease in water consumption. The overall greening efforts, including embodied energy savings of 69 percent, are equivalent to preventing the release of 60.4 tons of CO2 annually.

Pacific Palms Property is now collaborating with the national utility, PNG Power, to further diminish the building’s environmental footprint through inclusion in a solar energy pilot scheme.

While PNG faces challenges in balancing prosperity with the impact of climate change, Steamships’ leadership in this initiative has been commended. Markus Scheuermaier, IFC Resident Representative for Papua New Guinea, expressed optimism that practical solutions like this could inspire further efforts to reduce carbon footprints.

Our team takes pride in delivering diverse services, extending our expertise internally to Coral Sea Hotels and Pacific Palms Property Management. From iconic landmarks like the Harbourside Precinct which encompasses Harbourside East and West buildings, and Harbourside South – a mixed use building that houses the first ever Marriott Executive Apartments, 3 Commercial Office Floors, and a Retail Floor. The department is also responsible for the development of Portside Business Park and the upgrading works at Windward Apartments, Whittaker Apartments, and the Grand Papua Hotel. The department is at the forefront of ensuring PPP properties are EDGE certified.

Recent Achievements
In 2020, we celebrated the successful completion of projects, including upgrades to the Highlander Hotel Conference Room. We reconstructed a commercial building in Steamship’s Waigani Estate, expanded the Rainbow Supermarket in Gerehu, and brought life to the Harbourside Precinct Deck. The Beachside at Ela Beach Hotel underwent a vibrant transformation, featuring Salt Restaurant, Beachside Bakery, Enzo’s, and the Beachside Bar.

We are committed to shaping the future from the metamorphosis of @345 (formerly Burns House) to the development of the Portside Business Park near Motukea International Wharf. This commitment parallels renovating a commercial building in Toptown, Lae, and exploring conceptual development projects in Lae, Hagen, and Port Moresby.
