Benchmarks for our properties

THE PROPERTIES

Executive level, residential apartments in prime locations and maintained to very high standards, inline with international standards.

SECURITY

All properties are patrolled by security personnel 24/7 and this is complimented with the installation of a reliable security alarm system in each apartment which is monitored 24/7. All locations have tour guards placed in strategic spots thru out the property for the security personnel to tag every half hour enabling him to walk around the whole compound every 30 minutes. Fortnightly meetings are held with security and alarm monitoring companies to address issues.

RECREATIONAL FACILITIES

All properties have pools, house winds and BBQ facilities which are checked and cleaned 3 days a week and gas for the BBQ is supplied, for tenant’s use. The installation of shade cloth over the pools has reduced the process of water evaporation and also helps keep the water at a pleasant temperature

BACK UP FACILITIES

A reliable reserve water supply system in each location ensures uninterrupted water supply for up to 3 days in the event of a shut down from the mains supply. We have a water cart that is also on stand-by 24/7. Each property has standby power and is backed by a contractor who is on stand by 24/7.

FURNITURE

Quality furniture is provided for all apartments and the tenant is given the option to choose beds from the sizes available. Furniture replacement is done as the need arises, if and when the tenant makes the request.

WHITE GOODS

Well known brand white goods with 3 star rating or more are supplied to all properties to ensure reliability and efficiency in power usage. Any white good reported faulty are replaced immediately with stand by units, while  repairs are being carried out on the faulty ones(s). Any unit found to be uneconomical to repair is replaced immediately.

AIR CONDITIONING

All rooms are fitted with split type air conditioning units and are individually operated, for tenant’s convenience and comfort. These are serviced every month and any break downs reported can be attended to the same day, or latest, the next day between the hours 6.00am to 6.00pm.

CABLE TV/INTERNET SERVICE

Cable TV service from Hitron Ltd is provided for all apartments at no extra cost, with a more than 51 channels to choose from. Wireless internet service by Datec (PNG) Ltd, is available at all properties.

REPAIRS AND MAINTENANCE

Most of the repairs and maintenance work on all properties are carried out by carefully selected licensed contractors and supervised by our own R&M team manger and his supervisors. Most minor repairs are carried out by our highly trained and disciplined R&M team.

RUBBISH/GARBAGE COLLECTION

Wheelie bins for garbage and recyclable materials are provided on each property for tenant’s use and a contractor empties and cleans these every second day as the City Council is very unreliable in carrying out this task. This also helps us keep the properties clean and hygienic. Selected commercial properties also have this

LIFT MAINTENANCE

Lift cars are service by Otis Elevators monthly to ensure these work efficiently and reliably.

PEST CONTROL

Treatment for pests and rodents are carried out every 6 months to ensure all units are free from pests and rodents in all residential properties. Treatment of commercial properties with kitchens are done every 3 x months, or when the tenant requests it.

GARDENS

PNG Gardeners Ltd are charged with the responsibility of maintaining all flower gardens on both the residential as well as commercial properties.
